Commercial Ceiling Cassette, Ducted & Office Aircond Maintenance in Kuala Lumpur
In a busy Kuala Lumpur office, medical clinic, restaurant, or retail showroom, an air conditioning failure is more than an inconvenience it drives away paying customers, ruins employee concentration, and risks water dripping onto expensive office computers, ceiling boards, or retail merchandise.
Unlike residential wall-split units, commercial 4-way ceiling cassettes, ceiling-exposed units, and concealed ducted blowers run under heavy continuous heat loads and rely on internal electric condensate lift pumps and float switches to push water up into ceiling drain lines. When algae slime clogs that internal pump chamber, the entire unit locks out with a blinking drain error. Dispatched from D4-1 Putra Majestic, Jalan Kasipillay Sentul (Jalan Ipoh, 51200 KL), Elite Aircond Expert’s provides specialized commercial HVAC servicing, full ceiling cassette chemical overhauls, and scheduled Quarterly Annual Maintenance Contracts (AMC) across KLCC, Bukit Bintang, Mont Kiara, Bangsar, Sentul, and Kepong with flexible evening and weekend slots so your business suffers zero operational disruption.

What Happens During Our 4-Way Ceiling Cassette Chemical Overhaul?
Servicing a ceiling cassette requires working safely at ceiling height while protecting your office desks, carpets, and acoustic ceiling tiles. Here is our commercial overhaul protocol:
1. Workstation Protection & Power Isolation
We cover office desks, chairs, and carpeting beneath the cassette with heavy-duty waterproof drop cloths, isolate the circuit breaker, and set up a giant square cassette wash funnel suspended beneath the ceiling grid.
2. Dismantling the Decorative Grille, Drain Pan, Turbo Fan & Drain Pump
We detach the 4-way louver grille, unplug the swing motors, drop the insulated foam condensate drain pan, remove the central turbo fan impeller, and extract the electric condensate drain pump and float sensor.
3. 360-Degree Circular Evaporator Coil Alkaline Chemical Wash
Ceiling cassettes use a wrap-around 360-degree heat exchanger coil. We treat the entire circular fin bank with non-corrosive alkaline coil cleaner and flush it thoroughly with a controlled-pressure sprayer.
4. Drain Pump Impeller Desliming & Float Switch Calibration
We scrub away all thick bacterial jelly inside the drain pan sump, flush the internal drain pump impeller and check-valve, vacuum the ceiling PVC drain line, and test the float switch cutoff mechanism before reassembling and testing outdoor gas pressure.
Quarterly Annual Maintenance Contracts (AMC) for KL Businesses
Instead of waiting for ceiling units to leak water during a client meeting or lunch rush, over 60 Kuala Lumpur businesses rely on our scheduled Quarterly (every 3 months) or Bi-Monthly (every 2 months for F&B) Annual Maintenance Contracts:
- Predictable Lower Per-Unit Rates: Save 15% to 25% compared to ad-hoc emergency callouts.
- Automated Scheduling Reminders: Our coordinator contacts your office admin or outlet manager every 90 days to arrange a convenient slot.
- Asset Tagging & History Log: We sticker-tag each aircond unit (AC-01, AC-02, etc.) and record PSI pressure, amperage, and part condition on every service sheet.
- Priority Emergency Dispatch: AMC contract clients receive same-day 4-hour priority troubleshooting across Kuala Lumpur.
